Purpose This study aims to identify senior citizens’ requirements related to “embedded retirement facilities (ERFs)”, which are small-scale, multi-functional and community-based care facilities for senior citizens in mainland China, and to discuss whether senior citizens’ perceptions are influenced by their backgrounds. Design/methodology/approach A questionnaire type of research was administrated to gain senior citizens’ rankings of services that should be provided by ERFs. Non-parametric statistical models were applied to analyse the collected data. Findings Results reveal that health care services for senior citizens are considered the most important. Requirements regarding rehabilitation and entertainment and daily life assistance are ranked second and third, respectively. Culture-related activities are the least important. Differences in the senior citizens’ background also influence their choices. Research limitations/implications This research is based on a questionnaire survey completed in northeast China. Opinions from other areas of mainland China will be collected in the future study. Furthermore, the key items identified in this research, which was completed by participants from the built environment discipline, can be further elaborated by combining interdisciplinary feedback. Practical implications This study explores services that are supposedly provided by ERFs. Findings will provide useful perceptions from senior citizens and will enable decision makers to prioritise services for senior citizens. Social implications Although senior citizens are the end users of ERFs, their needs are easily overlooked. This study calls attention to their needs from ERFs, and the results are likely to serve as references for stakeholders in building improved facilities. Originality/value ERFs have been provided in mainland China to cater to senior citizens’ needs since 2014. However, few studies have identified senior citizens’ requirements for provided services. The survey-based results of this work will serve as references for various stakeholders in making enhanced decisions.

Senior citizens’ requirements of services provided by community-based care facilities: a China study

Purpose Serviced offices are popular, offering many services and facilities to attract tenants. As research showed that most business centres occupy similar buildings, services are important to differentiate. All kinds of people use them (from freelancers to employees of large corporates) and their characteristics are likely to influence how they value different services. This study aims to identify which services/facilities are perceived as most important and whether end-user characteristics explain differences between users regarding these preferences. Serviced office owners and operators can use the insights obtained from this study to differentiate their product offer from competitors and aim for specific tenant market segments. Design/methodology/approach Data were collected through a questionnaire among 137 end-users in 13 serviced offices in The Netherlands. With principal component analysis, 31 services and facilities could be reduced to six independent factors and four additional services. Multiple regression analysis was used to determine effects of user characteristics (employee demographics, job characteristics and reasons for using serviced offices) on perceived importance of each service/facility (factor). Findings Results showed that organisational characteristics had little effect on perceived importance of services and facilities. Especially the time spent at the office and the reasons for using it showed effects on importance of different services and facilities. Amenities like a gym and childcare were not deemed important by most of the respondents. Originality/value So far, research on office users focused largely on single-tenant offices and large corporates. Serviced offices have only been studied from the supply side until now.

Purpose Under Malaysian Law, the maintenance and management of common property have traditionally been viewed as insoluble challenges in the self-organisational efforts for high-rise low-cost housing developments. As the population increases, more shared resources become heavily exploited with few willing to contribute towards the sustainability of resources. Many researchers argued a better way would be to convert these shared resources into a private or state-managed entity. Hence, with that assumption, this paper aims to examine how better physical characteristics can result in greater collective action. Design/methodology/approach This research paper adopted a quantitative method approach to determine how the standard of physical characteristics influenced the quality of collective action in high-rise low-cost housing. The method included a questionnaire survey of 519 parcel holders chosen via stratified purposeful random sampling from four high-rise low-cost housing areas. Findings The paper found a positive correlation between the quality of physical characteristics and the collective action gained. The findings highlighted that the standard of workmanship of high-rise low-cost units (including the common properties), the crime rate in the neighbourhood and the condition of lift systems – when improved – were significant positive predictors of collective action. Practical implications Housing developers should pay attention to the quality of both low-cost units and related common properties, as this endeavour will assist greatly in future collective action management. Originality/value The study was justified in terms of its originality as few research studies adopted the social-ecological system framework that focused on the correlation between the quality of physical characteristics and the collective action of parcel holders.

Standard of workmanship, crime rate and condition of lift systems influence collective action in low-cost housing

Purpose Facility management (FM) plays an important role in the attainment of a sustainable built environment during the building operational stage since it is responsible for decisions that influence materials’ durability, waste, cost reduction and energy efficiency. However, the integration of the life cycle assessment (LCA) approach in FM presents some difficulties in obtaining complete inventories for building components, tracking material flows and defining system boundaries. This paper aims to establish the environmental impact comparison between maintenance actions and replacement interventions performed during the life cycle of a steel frame from a building facade. Design/methodology/approach For this purpose, the effects of different repair/maintenance actions and end-of-life scenarios were analysed using two tools: an LCA building information modelling-based tool and an LCA open-source tool. Findings The results showed that repairing and maintaining the steel structure is essential for the safety and preservation of the steel structure. However, steel maintenance and repair practices that involve fewer environmental impacts need to be explored. Social implications It also emphasises the crucial role of facility managers in promoting sustainability and supporting informed decision-making throughout the building’s life cycle, thereby aiding in the pursuit of sustainable development and the goal of decarbonisation by 2050. Originality/value This study reveals that maintenance processes in building management have a greater environmental impact compared to material replacement activities, especially concerning the steel structure within the case study building, as assessed using two LCA software tools. The findings provide valuable insights into the environmental impacts of maintenance and replacement phases and underscore the need for further investigation into more sustainable maintenance practices within facility management. Additionally, the study raises public awareness and engagement in environmental responsibility, contributing positively to the achievement of a sustainable built environment.

Life cycle assessment applied to facility management of exposed steel frames – case study

Purpose Modern buildings use intelligent automation for comfort, efficiency and sustainability, impacting their construction and operation. Although building automation (BA) operates via bus lines and is controlled by sensors and actuators, computer-aided facility management (CAFM) systems often handle data redundantly. Current standards fail to detail effective systems integration, with a noticeable gap in practical network models and solutions.The purpose of this paper is to design a network model that integrates building services and networks at the automation level. The goal is to enable the CAFM side to control all electrical loads (such as lighting, blinds, pumps), climate control (HVAC) and security monitoring. Design/methodology/approach This paper explores the automatic discovery and integration of BA devices and centralized controls into CAFM systems, focusing on innovative networking models, system data provisioning, import functions and web operation. Established technologies such as Universal Plug and Play (UPnP) and Extensible Markup Language (XML) standards are utilized to develop new solutions. Findings The paper introduces a solution with a database and software module enabling bidirectional web-based coupling via LAN. The UPnP standard was enhanced to include facility management (FM)–specific information for device communication. The prototype effectively controls devices through CAFM systems, setting a foundation for future improvements in web-based BA. These results are crucial for developing standards for automated data processing between CAFM systems and BA. Practical implications This research benefits FM, especially in maintenance, operations, energy and compliance. In addition, the need for time-consuming on-site inspections to record device master data for maintenance management, in case of commissioning or changing facility service providers, can be eliminated. The principles of the developed software module enhance CAFM systems as high-performance building control tools. Originality/value The paper adapts existing technologies for specific FM applications and integrates them for the first time into key FM processes.

Integrating UPnP technology with CAFM systems – automated device identification and device control in building operation and maintenance

Purpose This study aims to explore the relationship between facilities managers’ human values, organizational pride and work outcomes, with the aim of discovering ways to boost their work outcomes. Design/methodology/approach A two-pronged research design comprising an online survey followed by in-depth interviews was adopted. Partial least square structural equation modeling (PLS-SEM) was used to model the data. Findings All 18 human values and 7 organizational pride emotions are present to a significant extent in facilities managers. The PLS-SEM showed that human values positively affect work outcomes of facilities managers significantly. In addition, work outcomes are further boosted when organizational pride is present. Research limitations/implications The degree of human values that an individual possesses may not be easily measured using a five-point Likert scale as there might be social desirability bias. Practical implications The implication is that organizations should select and hire facilities managers with high human values and introduce programs and initiatives to improve facilities managers’ organizational pride as these lead to higher work outcomes. Some recommendations on how to achieve these are provided. Originality/value The findings extend existing knowledge by empirically showing the mediating influence of organizational pride on the relationship between human values and facilities managers’ work outcomes. When organizational pride is present, work outcomes of facilities managers is boosted.

Purpose Individuals show different environmental preferences, often influenced by their personality types. However, instances arise where the alignment of an individual’s personality and the architectural environment disappears, resulting in a mismatch. Consequently, the purpose of this study considers the urgent need to acknowledge and understand the complex interplay between architecture and individual personality traits. Design/methodology/approach The research method is based on the correlation between the variables, which is calculated by the significant assessment of the sample population and with SmartPLS. Finally, the findings and results of the research in relation to personality components and architectural aspects indicate the existence of a relationship. In the end, this study establishes correlations among variables and conclusions are drawn through systematic logical deductions. Findings The research findings underscore a compelling relationship between distinct personality components and various architectural facets. Furthermore, psychological cohesiveness within distinct social cohorts emerges as a pivotal factor influencing the relationship between individuals and architecture. In this regard, the main aspects of environmental preferences (surprise, cryptic, etc.) and personality types (neuroticism, extroversion, etc.) based on their significance and the factors affecting it in sub-components, create direct or indirect relationships. Additionally, the determination of the relationships created in each of these components is specified based on Image 12, and the path of creating architectural patterns can be considered according to that. Originality/value The results of the research show that the correlation between personality and physical components in different social groups is an effective issue in the relationship between human and the environment. It can also be considered as a factor for improving the quality of architectural design and creating a favorable cultural atmosphere in the environment. This issue has caused a connection between architecture and human personality, which creates the ground for improving the relationship between them. Also, architecture is placed by adapting to the personality and psychological needs of people and has an effective role in the quality of their relationships in organizing and expanding the environment.

Purpose The purpose of this paper is to develop and demonstrate a comprehensive 3D spatio-temporal maintenance management model for high-rise residential buildings by integrating Industry 4.0 technologies and lean maintenance principles. This model aims to optimize maintenance scheduling, enhance resource utilization and improve decision-making processes. By leveraging advanced data visualization and predictive analytics, this study seeks to address the complexities of building maintenance, ensure timely interventions, reduce downtime and extend the lifespan of building assets, ultimately leading to more efficient and sustainable maintenance management practices. Design/methodology/approach Integrating state-of-the-art technologies such as big data analytics and artificial intelligence into the proposed model is geared towards benefiting from optimized maintenance scheduling and resource allocation, hence achieving minimum asset downtime and extension in asset life. This is being done through the digitization of paper maps, the development of 3D building models in AutoCAD and SketchUp and the placing of the developed models into ArcGIS Pro. The PostgreSQL database with PostGIS extension supports optimal storage and management of spatial data towards real-time updates and advanced analyses. Findings The results revealed that the model enhances maintenance planning considerably better than traditional methods due to the revelation of meaningful patterns and trends that are not visible in conventional visualization methods. Temporal analysis indicates increasing needs for maintenance through time, whereas spatial analysis can point out the units that require special attention. The spatiotemporal analysis is needed to determine overall maintenance requirements for better decision-making. The work demonstrated that 3D visualization of maintenance activities performed over building representation helps facility managers in better decision-making related to task planning for performance improvement concerning building and tenant satisfaction. Research limitations/implications The study’s current limitations include the reliance on specific datasets and technologies, which may need adaptation for broader applications. Future research could explore further integration with additional building types and longitudinal studies to assess long-term impacts. Practical implications The 3D visualization of maintenance activities over building representation aids facility managers in better decision-making related to task planning, improving building performance and tenant satisfaction. This integrated approach provides significant benefits in efficiency, resource use and sustainability. Originality/value The originality of this paper lies in its innovative integration of 3D spatio-temporal data with Industry 4.0 technologies and lean maintenance principles to create a comprehensive maintenance management model for high-rise residential buildings. Unlike traditional approaches, this model combines advanced data visualization, real-time analytics and predictive maintenance strategies within a unified geographic information system framework. This holistic approach not only enhances maintenance planning and resource allocation but also provides a proactive, data-driven methodology that significantly improves the efficiency and effectiveness of maintenance management, addressing the unique challenges of high-rise residential building maintenance.
