Purpose This study aims to identify senior citizens’ requirements related to “embedded retirement facilities (ERFs)”, which are small-scale, multi-functional and community-based care facilities for senior citizens in mainland China, and to discuss whether senior citizens’ perceptions are influenced by their backgrounds. Design/methodology/approach A questionnaire type of research was administrated to gain senior citizens’ rankings of services that should be provided by ERFs. Non-parametric statistical models were applied to analyse the collected data. Findings Results reveal that health care services for senior citizens are considered the most important. Requirements regarding rehabilitation and entertainment and daily life assistance are ranked second and third, respectively. Culture-related activities are the least important. Differences in the senior citizens’ background also influence their choices. Research limitations/implications This research is based on a questionnaire survey completed in northeast China. Opinions from other areas of mainland China will be collected in the future study. Furthermore, the key items identified in this research, which was completed by participants from the built environment discipline, can be further elaborated by combining interdisciplinary feedback. Practical implications This study explores services that are supposedly provided by ERFs. Findings will provide useful perceptions from senior citizens and will enable decision makers to prioritise services for senior citizens. Social implications Although senior citizens are the end users of ERFs, their needs are easily overlooked. This study calls attention to their needs from ERFs, and the results are likely to serve as references for stakeholders in building improved facilities. Originality/value ERFs have been provided in mainland China to cater to senior citizens’ needs since 2014. However, few studies have identified senior citizens’ requirements for provided services. The survey-based results of this work will serve as references for various stakeholders in making enhanced decisions.

Senior citizens’ requirements of services provided by community-based care facilities: a China study

Purpose Serviced offices are popular, offering many services and facilities to attract tenants. As research showed that most business centres occupy similar buildings, services are important to differentiate. All kinds of people use them (from freelancers to employees of large corporates) and their characteristics are likely to influence how they value different services. This study aims to identify which services/facilities are perceived as most important and whether end-user characteristics explain differences between users regarding these preferences. Serviced office owners and operators can use the insights obtained from this study to differentiate their product offer from competitors and aim for specific tenant market segments. Design/methodology/approach Data were collected through a questionnaire among 137 end-users in 13 serviced offices in The Netherlands. With principal component analysis, 31 services and facilities could be reduced to six independent factors and four additional services. Multiple regression analysis was used to determine effects of user characteristics (employee demographics, job characteristics and reasons for using serviced offices) on perceived importance of each service/facility (factor). Findings Results showed that organisational characteristics had little effect on perceived importance of services and facilities. Especially the time spent at the office and the reasons for using it showed effects on importance of different services and facilities. Amenities like a gym and childcare were not deemed important by most of the respondents. Originality/value So far, research on office users focused largely on single-tenant offices and large corporates. Serviced offices have only been studied from the supply side until now.

Purpose This study used post-occupancy evaluation (POE) to assess the performance and effectiveness of student housing by examining occupants’ satisfaction with the facility across three performance elements: technical, functional and behavioral. This study aims to address a significant gap in the existing research concerning the POE of university student housing facilities, particularly in understanding how well these facilities fulfill occupant needs across the aforementioned three elements. Design/methodology/approach This study assesses the existing literature, examines the dormitory’s physical parameters through walkthrough inspections and measures occupant satisfaction through surveys and focus group sessions. The study analyzed questionnaire responses using a four-point Likert scale, using Microsoft Excel software to determine the weighted average response for each performance element. Findings The analysis indicated that students were satisfied with most housing condition parameters. However, noise management, lighting control, air circulation, washroom facilities, cleanliness, power sockets for equipment and several study rooms and furnishings require improvement to enhance student well-being and performance. Originality/value This study provides significant information to aid in making informative decisions on building maintenance, retrofitting and facility upgrading. It also contributes to enhancing the field’s knowledge about POE in student housing facilities. It emphasizes the importance of using physical building attributes and user-centric features to fulfill students’ needs and expectations regarding facilities.

A post-occupancy performance evaluation study on user satisfaction with university student housing facilities

Purpose The purpose of this paper is to develop and demonstrate a comprehensive 3D spatio-temporal maintenance management model for high-rise residential buildings by integrating Industry 4.0 technologies and lean maintenance principles. This model aims to optimize maintenance scheduling, enhance resource utilization and improve decision-making processes. By leveraging advanced data visualization and predictive analytics, this study seeks to address the complexities of building maintenance, ensure timely interventions, reduce downtime and extend the lifespan of building assets, ultimately leading to more efficient and sustainable maintenance management practices. Design/methodology/approach Integrating state-of-the-art technologies such as big data analytics and artificial intelligence into the proposed model is geared towards benefiting from optimized maintenance scheduling and resource allocation, hence achieving minimum asset downtime and extension in asset life. This is being done through the digitization of paper maps, the development of 3D building models in AutoCAD and SketchUp and the placing of the developed models into ArcGIS Pro. The PostgreSQL database with PostGIS extension supports optimal storage and management of spatial data towards real-time updates and advanced analyses. Findings The results revealed that the model enhances maintenance planning considerably better than traditional methods due to the revelation of meaningful patterns and trends that are not visible in conventional visualization methods. Temporal analysis indicates increasing needs for maintenance through time, whereas spatial analysis can point out the units that require special attention. The spatiotemporal analysis is needed to determine overall maintenance requirements for better decision-making. The work demonstrated that 3D visualization of maintenance activities performed over building representation helps facility managers in better decision-making related to task planning for performance improvement concerning building and tenant satisfaction. Research limitations/implications The study’s current limitations include the reliance on specific datasets and technologies, which may need adaptation for broader applications. Future research could explore further integration with additional building types and longitudinal studies to assess long-term impacts. Practical implications The 3D visualization of maintenance activities over building representation aids facility managers in better decision-making related to task planning, improving building performance and tenant satisfaction. This integrated approach provides significant benefits in efficiency, resource use and sustainability. Originality/value The originality of this paper lies in its innovative integration of 3D spatio-temporal data with Industry 4.0 technologies and lean maintenance principles to create a comprehensive maintenance management model for high-rise residential buildings. Unlike traditional approaches, this model combines advanced data visualization, real-time analytics and predictive maintenance strategies within a unified geographic information system framework. This holistic approach not only enhances maintenance planning and resource allocation but also provides a proactive, data-driven methodology that significantly improves the efficiency and effectiveness of maintenance management, addressing the unique challenges of high-rise residential building maintenance.

Purpose Individuals show different environmental preferences, often influenced by their personality types. However, instances arise where the alignment of an individual’s personality and the architectural environment disappears, resulting in a mismatch. Consequently, the purpose of this study considers the urgent need to acknowledge and understand the complex interplay between architecture and individual personality traits. Design/methodology/approach The research method is based on the correlation between the variables, which is calculated by the significant assessment of the sample population and with SmartPLS. Finally, the findings and results of the research in relation to personality components and architectural aspects indicate the existence of a relationship. In the end, this study establishes correlations among variables and conclusions are drawn through systematic logical deductions. Findings The research findings underscore a compelling relationship between distinct personality components and various architectural facets. Furthermore, psychological cohesiveness within distinct social cohorts emerges as a pivotal factor influencing the relationship between individuals and architecture. In this regard, the main aspects of environmental preferences (surprise, cryptic, etc.) and personality types (neuroticism, extroversion, etc.) based on their significance and the factors affecting it in sub-components, create direct or indirect relationships. Additionally, the determination of the relationships created in each of these components is specified based on Image 12, and the path of creating architectural patterns can be considered according to that. Originality/value The results of the research show that the correlation between personality and physical components in different social groups is an effective issue in the relationship between human and the environment. It can also be considered as a factor for improving the quality of architectural design and creating a favorable cultural atmosphere in the environment. This issue has caused a connection between architecture and human personality, which creates the ground for improving the relationship between them. Also, architecture is placed by adapting to the personality and psychological needs of people and has an effective role in the quality of their relationships in organizing and expanding the environment.

Environmental preferences in architecture based on personality types

Purpose Building operations and human activities indoors continuously affect air quality, contaminating the air and sometimes exceeding permissible limits which can be health threatening either in the short or long time. This implies a need for strict awareness and compliance with air quality standards, particularly in workplaces prone to air contaminants emissions. This study aims to evaluate printing-related pollutant concentrations and their effects on indoor air quality (IAQ). The study investigated a printing press's total volatile organic compounds (TVOC), particulate matter (PM), carbon monoxide and carbon dioxide emissions. Design/methodology/approach This study used mainly an experimental research design supported by physical assessment by identifying the major printing-related pollutants, assessing the existing situation and measuring pollutant concentration levels using literature reviews, walkthrough inspections and experiments, respectively. The measurements were conducted in two scenarios: with and without printing activities, and the results were compared with relevant standards and guidelines. Findings The outcomes indicate that TVOC concentration reaches 120 ppb during printing and binding activities, exceeding the 75 ppb acceptable limit based on the time-weighted average. The PM2.5 concentrations reach 49 µg/m 3 and PM10 up to 150 µg/m 3 , exceeding acceptable levels given by the US Environmental Protection Agency (EPA), which are 35 µg/m 3 and 150 µg/m 3 for PM2.5 and PM10, respectively. These high concentrations of TVOC and PM indicate a significant risk to the health of building occupants, particularly those with respiratory conditions. PM concentrations do not exceed permissible levels when no printing or bookbinding occurs, suggesting that printing-related activities can contribute to elevated TVOC and PM concentrations. Social implications The social implication of the study lies in its ability to promote awareness among workers and improve their well-being which in turn relates to productivity. The study outcome could also encourage businesses to adopt more responsible environmental and social practices as part of corporate social responsibility practices. Originality/value The study's findings, which highlight the need for improved ventilation in printing halls, have the potential to significantly benefit building system designers, facility managers, policymakers and decision-makers. By providing information and theoretical support, the research can help integrate policies that regulate IAQ by reducing pollutant concentrations. This protects workers' health and helps update and enforce stricter IAQ regulations for industrial operations.

Evaluating the impacts of printing operations on indoor air quality in a printing press

Purpose This study aims to design a facility network for the weavers to do direct business in the Indian handloom industry by using tourists as potential customers. Design/methodology/approach Data from 4,001 weavers of the handloom industry and 82 tourist locations of Varanasi city were collected. This data was analysed using the k-mean and elbow methods to determine the locations and the optimal number of collection centres, selling stores and warehouses to provide opportunities for the weavers to do direct business. Findings The study's findings showed that a greater opportunity could be provided with four optimal collection centres and selling stores, along with two warehouses in the handloom industry of Varanasi city. These results provide valuable guidance for policymakers to plan the Varanasi handloom network of facilities efficiently and effectively to improve the conditions of weavers. Originality/value Determining the optimal locations is crucial for designing a facility network. The proposed network will aid the government and policymakers in comprehending and pinpointing potential sites to establish new facilities in the handloom industry in Varanasi, a city with tourism potential.
